If your property is more than 40 years old, and every 10 years thereafter, it is necessary to undergo a 40 year recertification process. This recertification ensures that the overall construction and electrical condition of the property remain satisfactory.

The 40 Year Building Recertification reports will determine the safety of the building according to its designated use and occupancy.

Star Group provides licensed engineers who specialize in performing the recertification inspection. They will accurately document their findings and inspection results based on their professional knowledge, beliefs, and judgment, considering the conditions observed during the inspection.

Multiple reports will be submitted, including:

  • Structural Inspection
  • Electrical Inspection
  • Certification of parking area illumination levels
  • Certification of guardrails in parking lots adjacent to bodies of water
  • The purpose of the property inspection is to assess the general structural condition of the building or structure, to the extent reasonably possible, including any part, material, or assembly that affects its safety or supports the intended load. It also examines the overall condition of the electrical systems, as per the building code.

These inspections are mandatory for all buildings that are 40 years old, and subsequently, every 10 years after the initial 40 year inspection.

No, single-family residences, duplexes, townhouses, and other buildings with an occupant load of 10 or fewer people and an area of 2,000 square feet or less are exempt from the 40 Year Building Recertification inspection requirement. Non-residential farm buildings are also exempt.

Star Group performs 40 Year Building Recertification inspections throughout Miami-Dade and Broward County, as part of the Building Safety Inspection Program.

  • Professional Engineers (for any building)

Star Group holds the mandatory State of Florida Certification of Authorization and Local Business License to provide and conduct engineering and building inspection services.

  • The inspection follows the minimum procedural property inspection guidelines for structural and electrical aspects. The report will indicate whether the building is deemed safe for its intended use and continued occupancy. Destructive testing is not performed.
  • Engineers will provide their professional attestation of the results based on their knowledge, beliefs, and judgment, considering the observed conditions.

  • The Certification report must be submitted to the Local Government within 90 days. Failure to comply may result in a violation notice, without further warning, and the building may be reported as an unsafe structure, initiating the condemnation process. Violators may face a maximum fine of $10,510, along with all enforcement costs. The local government Code Enforcement unit has the authority to vacate and demolish the structure.
